• Slower leasing velocity in the industrial market resulted in Ottawa’s third largest quarter of negative net absorption totaling 269,721 sq. ft. The total market availability rate increased 100 basis points (bps) to 4.3%, bringing the total to over 1.0 million sq. ft. of available space.

• Broccolini has started construction on Ottawa’s second Amazon distribution centre at 222 Citigate Drive. The 2.8 million sq. ft. project is slated to be completed in 2021. The addition of the fully occupied space will help alleviate some pressures of rising availability rates.

• Contradictory to other major markets, the Ottawa industrial availability rate increased in Q3 2020. However, interest remains high as private and public sector tenants continue to seek out viable options in the region.
